Hawthorne Retail Acquires Pinecrest Plaza – Renovation Planned

Charlotte based Hawthorne Retail Partners is pleased to announce the acquisition of Pinecrest Plaza in Southern Pines, North Carolina. The 280,000 SF shopping center is located at Hwy 15-501 & Morganton Rd and is 99% leased. Hawthorne Retail will complete a renovation which will include façade and landscaping enhancements.

The acquisition of Pinecrest Plaza marks $40 M of acquisitions for Hawthorne Retail in the 3rd quarter. Other acquisitions include Northcross Commons in Huntersville, NC and North Rivers Market in North Charleston, SC. Hawthorne Retail is seeking to acquire $200 Million of shopping centers throughout the Southeast over the next few years and anticipates acquiring additional shopping centers in 2012.

Hawthorne Retail Acquires Two Shopping Centers

Hawthorne Retail Partners is pleased to announce the acquisition of the following shopping centers:

  • Northcross Commons: 56,120 SF Food Lion anchored center located at 9129 Sam Furr Road in Huntersville, North Carolina. Constructed in 1993, Northcross Commons is 100% leased and was purchased for $3,910,000.
  • North Rivers Market: 266,588SF regional shopping center located directly across the street from Northwoods Mall in North Charleston, South Carolina. Constructed in 1987, North Rivers is 87% leased and was purchased for $12,396,250. North Rivers Market will undergo a major renovation in 2013 which will include façade, landscaping and parking lot enhancements.

Hawthorne Retail is seeking to acquire $200 Million of shopping centers throughout the Southeast over the next few years and anticipates acquiring additional shopping centers in 2012.

Ryan Preston Joins Hawthorne Retail Partners As Director of Leasing

Hawthorne Retail Acquires 102,888 SF Center in Atlanta

Hawthorne Retail Partners is pleased to announce the acquisition of the 102,888 square foot Holcomb Woods Village Shopping Center located at 1570 Holcomb Bridge Rd in Roswell, Georgia for $3,425,000. Constructed in 1985 and currently 35% leased, Holcomb Woods Village will undergo a major renovation and re-leasing in 2012.

Kimco Realty buys Raleigh shopping center for $27M

A New York shopping center group has paid $27.15 million for the Brennan Station retail center in north Raleigh that’s anchored by O2 Fitness, Office Depot and Ace Hardware.

Kimco Realty Inc. of New Hyde Park, N.Y., purchased the 132,400-square-foot center from an affiliate of Hawthorne Retail Partners of Charlotte. Brennan Station is located at 8111 Creedmoor Road in Raleigh.

Hawthorne also sold a Harris Teeter-anchored shopping center in Cornelius to Kimco as part of the same transaction, according to Hawthorne spokesman Shoffner Allison. The two deals totaled $42.7 million.

Hawthorne had purchased the Brennan Station center in 2007 for $19.5 million, according to Wake County deed records. The company also completed a substantial renovation and retenanting of the shopping center, which was 96 percent occupied at the time of the property sale to Kimco.

Brennan Station’s other large tenants include Dollar Tree and Margaux’s Restaurant.

Hawthorne Retail Partners will continue serving as the leasing agent at Brennan Station on behalf of Kimco. Berkeley Capital Advisors of Charlotte represented Hawthorne in the deal negotiations.

Kimco also owns 11 other shopping centers in the Triangle market, including New Hope Commons in Durham, Pleasant Valley Promenade in Raleigh, Centrum at Crossroad in Cary and Shoppes at Midway Plantation in Knightdale.

Hope Valley Square Shopping Center, a number of locally owned, niche restaurants have moved in to what may now be the most aesthetically pleasing strip mall on the East Coast.

For those of us Durhamites who live downtown, who sometimes consider anything south of, oh, say, the Q Shack to be foodie limbo, an oasis of eateries has opened in what used to be the least fortunate plaza I had ever seen.

In what many still consider the Shannon Road shopping center, now renamed Hope Valley Square Shopping Center, a number of locally owned, niche restaurants have moved in to what may now be the most aesthetically pleasing strip mall on the East Coast.

The post office that anchors the plaza makes we want an excuse to mail something so I can try out one of the dining establishments, which range from burgers and pizza to a gourmet market and yogurt joint.

This stretch of businesses is constructed from a brilliant, light brick and stone façade, with wooden pergolas, arched alcoves under which bistro tables abound, and trellises with ornate greenery coiling up the walls from patches of garden filled with rose bushes.

I believe you eat with your eyes first. At Hope Valley Square, the feasting begins when you pull into the parking lot.

Here's a look at what's already open, and what we can look forward to in 2011:

Bull Street Gourmet & Market: With this name, you'd think this was a Durham original, but it is in fact a collaboration between Justin Croxall, owner/chef of the original found at 60 Bull St. in Charleston, S.C., and local resident Anne Neimann, whose husband, Tom Neimann, co- owns West Village. She hopes this restaurant/grocery store will open in April, with soups, salads, unique wines, fresh breads, and other market items available to dine-in or "good to go."

Neimann has lived in Hope Valley for over 10 years and longed for a local market like the one she adored in Charleston while visiting her daughters in college. Since her background is in the food and beverage side of hotel management, she decided to do it herself when the shopping center was renovated. Visit www.bullstreetdurham.com for details.

Tutti Frutti Frozen Yogurt: Also coming later this year, this is slotted to be the first North Carolina location of five set to open sometime this year throughout the state. Based out of California, customers create their yogurt by mixing flavors and toppings themselves. www.TFYogurt.net

Only Burger: Yes - there is a non-moving location for Durham's beloved burger truck. Open since the fall, the menu is a bit more expansive thanks to, well, more space and fewer speed bumps. Onion rings, beer and daily specials join the menu, said Brian Bottger, who co-owns Only Burger with Tom Ferguson, who also uses part of the space for his personal catering business. Bottger said things are going well, so well that additional locations aren't out of the question.

Pop's Back Door South: First there was Pop's at Peabody Place, and when Pop's moved a few blocks away down Main Street, Pop's Back Door opened in the original location serving fresh calzones and pizzas made to order. That casual iteration of Pop's Restaurant has been duplicated south, and things are going well said Chris Stinnett, co-owner of the Pop's empire. Bank of America Renovation Underway at Towne North
